Why not get a powerline adapter at that point?

Did that got better? When I tried it, speeds were horrible, ping all over the place and sometimes it didn't work at all...

They did, but they're still dependent on competent home wiring, so results CAN vary

Powerline can't even do gigabit (usually) and you need very favorable circuits.
